How quickly will you contact a client after we send their details?

What commonly delays a transaction?

Common factors include incomplete forms, missing documents, mortgage delays, outstanding searches, unanswered enquiries, leasehold management information, title issues and difficulties elsewhere in the chain.

Why do you sometimes ask clients for more documents when the broker or lender has already checked them?

Conveyancers must conduct their own identity and source-of-funds checks under anti-money-laundering rules. These obligations are separate from lender and broker checks, so we may need additional documents or information to meet our legal and regulatory duties.

What is the difference between a mortgage valuation and a survey?

A mortgage valuation is primarily for the lender to check that the property is adequate security for the loan. It is not a detailed inspection for the buyer’s benefit. A separate survey (for example, a HomeBuyer Report or building survey) gives a more complete assessment of the property’s condition.

Why can’t you guarantee a completion date at the very start?

Completion depends on multiple factors: search results, mortgage offer timing, the seller’s position, the chain, responses to legal enquiries and any issues uncovered in the title or survey. A target date can be discussed early on, but it usually becomes binding only when contracts are exchanged.

When should we tell clients to instruct you?


Ideally as soon as an offer has been accepted—or earlier if they are actively looking—so ID checks, source-of-funds enquiries and initial searches can be organised promptly and the transaction is not held up waiting for legal onboarding.

What extra issues should I expect with a leasehold property?

Leasehold purchases involve a lease and often service charges, ground rent, management packs and sometimes restrictions on use or alterations. Your conveyancer will review the lease and management information and report on key points including costs, remaining lease term and obligations before you become legally committed
